What does the $595 admin fee cover?

It covers the MLS listing, the disclosures and the paperwork. Flat, charged once, on every option, collected at closing.

It applies to every one of our four selling options at the same $595, it does not scale with the price of the home, and it is collected at closing - so if the home never sells, it is never paid.

It is the only flat fee we charge. Everything else you pay us is the option you picked.

What it actually pays for

Getting a home onto the MLS is not one action, it is a file. The listing itself has to be built and kept accurate. The seller’s disclosures have to be prepared, signed and attached. The listing agreement and every amendment to it have to be executed, filed and held for the period the state requires. That is the administrative work, and this is what it costs.

The reason it is a flat number rather than a percentage is that the work does not change with the price of the house. A $300,000 listing and a $3,000,000 listing take the same forms. Charging a percentage for administration would mean charging ten times as much for the same filing, and we could not explain that with a straight face.

What does the $595 admin fee cover?

Is the $595 fee charged on every package?

Yes - all four ways to sell carry it, and it is the same $595 on each. It does not scale with the price of your home. On a home at the Colorado median of $570,000 it is 0.10% of the sale.

When is it paid?

At closing, out of the proceeds. You do not write a cheque for it up front, and if the home never sells it is never charged.

Is the $595 the commission?

No. The commission is the separate percentage - 1%, 2% or 2.5% depending which option you choose, or a success fee on Build Your Own. The administrative fee is the flat charge for getting the listing on the MLS and the file through compliance.

Are closing costs included in it?

No. Title, the settlement fee, recording and your prorated property taxes are charged by other parties entirely. The administrative fee is ours, and it is the only flat fee we charge.

Every figure on this page is recalculated from the live MLS feed at the moment the page loads - it is not a monthly snapshot. Sales figures cover residential sales only, over the last twelve complete calendar months; rentals, land and commercial are excluded, as are fractional co-ownership shares, which are priced per share and would distort every median. Market data is deemed reliable but not guaranteed - talk to us before making a decision on it.
