How long does it take to sell a house in Colorado?

Half of all Colorado homes go from listed to closed within 65 days. A quarter get there in 40 days or fewer, and a quarter take longer than 114.

That is measured, not estimated - 64,149 Colorado sales that closed between September 2025 to August 2026, every one a real transaction rather than a survey or a sample.

The spread matters more than the median. 11.7% of homes were finished inside thirty days and 35.0% took more than three months, so "about two months" describes the middle of a very wide range rather than what you should expect.

A note on what "days" counts here. It is calendar days from the day the listing agreement was signed to the day the sale closed, so it includes the weeks a home spends under contract after an offer is accepted, not just the time it sat waiting for one. We publish that measure rather than a shorter "days on market" figure for a plain reason: our MLS feed carries no days-on-market value on any of these sales - not one of the 64,149 - so it is the only duration we can actually measure. It is also the one a seller lives through: signature to settlement.

The cheapest and the most expensive homes are the slow ones. Everything in the broad middle of the Colorado market moves at close to the same pace.

Does the price of the home change how long it takes?

Less than people expect in the middle of the market and a lot at the ends. Homes under $300,000 and homes over $1.5 million are the two slowest groups; everything between $500,000 and $1.5 million clears in about the same time. The table on this page has each band.

Does this include the time under contract?

Yes, and that is deliberate. It counts every day from signing the listing agreement to the sale closing, which is the period a seller actually plans around. Our MLS feed publishes no separate days-on-market figure on these sales, so this is the measure we can stand behind.

Sales figures cover residential sales only, over the last twelve complete calendar months; rentals, land and commercial are excluded, as are fractional co-ownership shares, which are priced per share and would distort every median.
