Build Your Own is shown as its $500 setup plus the $4,000 success fee that applies at this sale price, plus the administrative fee. It does not include the marketing you choose, because that is the point of it - you pick only what you want. Every option includes a full-service, top 1% agent: the showings, the negotiation, the contracts, the inspection and appraisal, and coordination through to closing.

What is not in these numbers

Two things, and we would rather say so than let you find out at the table.

What you offer the buyer’s agent. That is a separate figure, it is fully negotiable, and it is your decision. It is not paid to us.

Your closing costs. Title, the settlement fee, recording, the prorated share of your property taxes and your loan payoff are charges from other people, not from us. We have written up exactly what a Colorado seller pays and which parts are actually knowable in advance.

What does it cost to sell a house in Colorado with Symbio?

It depends which of four ways you choose. On a home at the current Colorado median sold price of $570,000, our Signature option is 1% - $5,700 - plus the flat $595 administrative fee at closing, and nothing up front. Build Your Own is $500 up front plus the marketing you pick and a success fee at closing, which at this price is $4,000.

Is there a fee if my home does not sell?

On the percentage options, no - they are charged at closing and there is no closing without a sale. On Build Your Own you have paid the $500 setup and whatever marketing you chose up front, and those are the only things you are out.

What is the $595 for?

It is our flat administrative fee, charged once on every option and collected at closing. It covers the MLS listing, the disclosures and the paperwork, and there is no separate charge for any of those on top of it.

Does this include what the buyer’s agent is paid?

No. What you offer a buyer’s agent is a separate figure, it is negotiable, and it is your call - our listing page walks through how to decide it. The numbers on this page are what Symbio charges you.

Every figure on this page is recalculated from the live MLS feed at the moment the page loads - it is not a monthly snapshot. Sales figures cover residential sales only, over the last twelve complete calendar months; rentals, land and commercial are excluded, as are fractional co-ownership shares, which are priced per share and would distort every median. Market data is deemed reliable but not guaranteed - talk to us before making a decision on it.
