What we cannot tell you, and will not guess

Your mortgage payoff is the biggest number on most sellers’ settlement statements and only your lender can state it to the day, so no page that has not seen your loan can tell you what you walk away with. What you offer towards the buyer’s side is negotiable and is your decision. The title company’s charges, the property-tax proration and any HOA transfer paperwork are set by the closer and the calendar. We do not publish a range for any of them.
