We do not hold data on what other brokerages charge. Commission is agreed one seller at a time, and since August 2024 the one place it used to be visible - an offer of compensation published in the MLS - no longer carries it. So a Colorado average is not something we could measure if we wanted to, and it is not something the sites quoting you "5% to 6%" measured either. Those come from surveys and estimates.
We would rather publish the arithmetic and be useful than publish a range and be quotable. The ladder above is complete: whatever rate you are offered, by us or by anyone else, its row is in that table.

Build Your Own is shown as its $500 setup plus the $4,000 success fee that applies at this sale price, plus the administrative fee; it does not include the marketing you choose, because picking only what you want is the point of it. The $595 fee is flat, charged once on every option, and covers the MLS listing, the disclosures and the paperwork.
This is the part of the old "6% split two ways" idea that actually changed, and it is worth getting right because it is a separate decision from the one above.
Since August 2024 a buyer’s agent has to agree in writing with their own buyer what they will be paid, before showing them a home, and that offer cannot be published in the MLS. A seller is not required to contribute towards it. Whether you do, and how much, is negotiated in the contract like the closing date or the inspection period - and none of it is paid to us. The figures everywhere else on this page are what Symbio charges you and nothing else.

That is exactly why no honest average exists: each one is its own agreement. What you are choosing between is what a brokerage charges and what it does for it, which is why the table above prices the rates rather than ranking them.
Since August 2024 this works differently from how most people remember it. It is the same service on every option: the pricing, the photography and marketing you have chosen, the showings, the negotiation, the contracts, the inspection and the appraisal, and coordination through to closing. Two things are genuinely not in it, and we would rather say so here than have you find out at the table - anything you decide to contribute towards a buyer’s agent, and your own closing costs, which are charges from the title company, the county and your lender rather than from us.

The median sold price and the band medians above are live MLS figures. The Symbio prices are our own published prices, the same ones on our listing page. No figure on this page is an estimate of what another brokerage charges, because that is not something we can measure.
