On October 21, a crane at 8th and Lincoln set the last piece of concrete on an 18-story tower, and just like that the Golden Triangle got its first new high-rise skyline moment in years. The building is called Kaia Residences. It topped out at full structural height, which is developer speak for "we built it as tall as it is going to get."

This is the part people miss about the Golden Triangle. For roughly 14 to 15 months, nobody broke ground on a single new apartment project here. Not one. Kaia was the first multifamily deal in that whole stretch to actually lock up financing and start digging. So this is not just another tower. It is a test.

Trailbreak Partners, a Denver-based developer, is behind it. They broke ground in April 2025 on the old Lowdown Brewery site at 8th and Lincoln. If you spent any time down there, you remember Lowdown. Now it is 464,000 square feet of mixed-use rising next to Civic Center Park, the Denver Art Museum, the Clyfford Still Museum and the State Capitol. Location wise, that is about as central as Denver gets.
The numbers: 295 apartments, 19 of them income-restricted. Street level gets 8,500 square feet of retail, and 291 parking spaces tucked in. Units run from studios all the way up to three-bedrooms. That last part matters more than it sounds. Trailbreak says three-bedroom units are in low supply downtown, so they are aiming those at families, which is not the usual play for a glass tower in the middle of the city.
Hord Coplan Macht designed it. Arco/Murray is the general contractor. And co-founder and principal Doug Elenowitz put it plainly, saying Kaia is now a visible part of the Golden Triangle skyline. He is not wrong. You can see it.
Here is where it gets a little ridiculous in the best way. Kaia is planning a fitness center, a Nordic-inspired spa with a cold plunge and a sauna, an infinity pool, and a two-story lounge up on the 17th floor with Rocky Mountain views. A two-story lounge. On the 17th floor. Hayley would never leave.
The retail is already moving too. A lease got signed with bluSONIL, a wellness and medical aesthetics tenant, which fits the whole spa-and-cold-plunge theme they have going.
This thing costs about
Completion is expected in late 2027. Preleasing starts summer 2027, so if you are circling a downtown unit, that is your window.
So here is the thing. Denver's market has shifted, and it has shifted toward renters and buyers in a way we have not seen in a while.
Denver closed out September 2026 with 13,567 active listings and 4.76 months of inventory. Condos and townhomes were sitting even heavier at 7.21 months of supply. For the people who do not live in these numbers like we do, anything above six months of supply means buyers and renters have the leverage, not sellers. The seven-county metro condo and townhome median price fell to somewhere around $365,500 to $375,000, down roughly 6% year over year. Buyers are walking away from rising HOA fees and insurance costs, and the prices are reflecting that.
Then mortgage rates did the thing nobody wanted. The 30-year fixed hit 7.40% the week of October 8, up from 6.76% a month earlier on September 10. That is a brutal jump. When buying gets that expensive that fast, a lot of would-be buyers do not buy. They rent. And they rent in buildings exactly like the one topping out at 8th and Lincoln.
That is the concrete test, literally. When you add 295 new units to a market that already favors tenants, do you keep that leverage on the renter's side? More supply usually means landlords compete harder, which usually means better deals, concessions, free months, that kind of thing. Kaia is not going to single-handedly set the whole downtown rental market. But it is a real data point in a market where supply has been the missing piece for years.
A developer put
If you are shopping downtown rentals, mark summer 2027 and watch what preleasing pricing looks like. And if you are trying to figure out whether to rent or buy in this market, that is a conversation worth having with real numbers, not vibes. That is what we do at Symbio Homes, and the Golden Triangle is one of the more interesting places to be having it right now.
