Sales figures cover residential sales only, over the last twelve complete calendar months; rentals, land and commercial are excluded, as are fractional co-ownership shares, which are priced per share and would distort every median. Bedroom counts are the ones recorded on the listing, and homes with no bedroom count are left out rather than guessed at. Five or more bedrooms are grouped into a single row because splitting them further leaves too few sales in each to be a market figure.
