The statewide median is the least useful number on this page. A condominium and a house with a park are both "an HOA" and they are not remotely the same bill.
Every amount here is monthly. A fee filed annually, quarterly or half-yearly has been converted before being compared — roughly a third of them were filed as something other than monthly, and treating those as monthly figures is the standard way this question gets answered wrongly.

A median of $95 a month across the 37,383 homes that sold September 2025 to August 2026 with dues recorded. Half of them paid between $50 and $305 a month. That single figure is nearly useless on its own though, because it mixes two completely different things — see the next answer.
A median of $424 a month for a condominium, against $65 for a single-family home with an association and $320 for a townhouse. That gap is the whole story: a condo association usually covers the building, the roof, the water and the insurance on the structure, while a single-family association often covers a park and a sign.
58.9% of the 65,742 homes that sold September 2025 to August 2026 recorded one. It depends almost entirely on the kind of home: 99.8% of condominiums against 50.3% of single-family homes.
2,981 of the homes that sold were paying $500 a month or more — 8.0% of those with dues. At that level the fee is usually covering insurance and maintenance on a whole building, and sometimes heat and water as well, so it is not straightforwardly a cost on top of the mortgage.
Both, and the difference matters more than people expect. Of the fees recorded on these sales, most were filed monthly, but a substantial minority were annual and a further slice quarterly. Every figure on this page has been converted to a monthly amount before being compared, which is the only way this question has an honest answer — an annual $307 fee and a monthly $307 fee are not the same home.
Yes, and that is why the number matters. A lender counts HOA dues as part of your monthly housing cost, so $424 a month of dues reduces what you can borrow in the same way a bigger tax bill does. It is worth knowing the figure before you fall for the place.

A fee filed with no frequency, or as "included in property tax", is left out rather than guessed. What the dues actually cover is not published in the feed in a form we can total, so this page does not claim to know.
