Five milks. Not three.

That is the pitch at For Your Boca, the new Mexican counter that opened Monday, October 12, 2026, upstairs inside Avanti Food & Beverage at 3200 Pecos in LoHi. And honestly, the cake alone is worth the trip up the stairs.
Let me explain the math, because this is the part people miss.
A classic tres leches is soaked in three dairies. Whole milk, evaporated, condensed. That is the whole deal, that is where the name comes from. Three milks, done.
Executive chef Ricardo Avila looked at that and decided three was not enough. So his version at For Your Boca is a cinco leches. Five. He keeps the whole, evaporated, and condensed base, then layers in whipping cream, then pipes dollops of a dulce de leche cream cheese on top for a fifth hit of dairy. It is soaked, it is stacked, it is almost aggressive about it.
And the price? Five dollars. One milk per dollar, if you want to think about it that way, which I do, because that is a dangerous deal for a guy like me.

Here is the thing that makes this more than just another food hall taco window.
For Your Boca is the second Avanti concept from Kaitlyn Peot and Brandon Spain, the husband-and-wife team who already run Knockabout Burgers right next door. So this is not some outside operator parachuting into the building. These two are already feeding LoHi one stall over, where the namesake Knockabout burger runs
Now they have gone and taken the upstairs space that used to be Amá Modern Mexican. Same real estate inside the hall, brand new concept. If you have been coming to Avanti for a while, you know that upstairs spot. It has turned over, and this is what is living there now.

So what do you actually eat before the cake?
The menu runs on à la carte tacos, bowls, and shareable starters. And the shareables section is the longest part of the whole thing, which tells you exactly how Avila wants you to eat here. Order a bunch, slide it to the middle of the table, let everybody grab. It is communal by design.
The starters cover the usual suspects you want, and I mean that as a compliment. Queso. Guacamole. Chips and salsa. And then the taquitos, which are the ones I would steer you toward. Rolled corn tortillas, stuffed with carnitas, deep fried, and topped with chipotle crema. That is a good order.
Past the starters you get into breakfast tacos, huevos rancheros, and a beef brisket barbacoa. So this is not a one-note spot. You can come in the morning, you can come for a full sit-down spread, you can come just to graze.
But let's be real about why you are climbing those stairs.

The cinco leches is the headliner, and the whole stall is kind of betting on it. Five dollars, five milks, a piece of cake doing the heavy lifting on the marketing. That is a bold move for a dessert, and I respect it.
There is a second dessert too, for the record. Warm sopapillas with a scoop of salted honey ice cream. Which, if you ask me, is the move for the person at the table who thinks five milks is too much. You split the cake, you split the sopapillas, everybody wins and nobody has to commit to a full cinco leches by themselves. (Hayley and I have run this exact play at other spots. It works.)
Side note on LoHi real estate, because you knew I would get here.
Avanti sits right in the middle of one of the most walkable, most fought-over pockets of Denver. 3200 Pecos is surrounded by new builds, skinny infill homes, and townhomes that trade on exactly this kind of walk-out-your-door-and-eat lifestyle. A food hall that keeps refreshing its upstairs tenants is not a small thing for the people who live within a few blocks. It is part of what holds value up here. When a buyer tells me they want LoHi, this is the stuff they are actually buying. Not just the square footage. The five-minute walk to a $5 cake made with five milks.
And the fact that a local team is now running two stalls under the same roof says something. They are betting on this neighborhood twice. Burgers downstairs energy, tacos and that cake upstairs. Same owners, doubling down a few feet apart.
So here is my honest take.
Go for the tacos. Order too many shareables and pass them around, because that is literally how the menu is built. Grab the taquitos. Then, whatever you do, do not leave without the cinco leches. It is five bucks. It is five milks. It is the whole reason the upstairs is worth the stairs right now.
